Application Process & Qualification Standards

Thank you for your interest in renting one of our homes!  Below is a detailed explanation of our application process as well as our standards for qualification.

Application

Each person over the age of 18 who will be living in the home must complete and submit a separate application and processing fee.  In order to qualify, each person must meet or exceed the minimum standards for qualification.  Incomplete applications will not be processed.  Applications containing false information will immediately be disqualified. Please expect 1-3 days for the application process. Processing the Application will include direct contact with employers, current landlord, previous landlords, friends, personal and professional references, law enforcement agencies, government agencies, consumer reporting agencies, public records, eviction records, and any other sources that may be deemed necessary. A consumer report will be used in the processing of all applications. 

Deposit to Hold

After approval, if tenant will not be taking occupancy within 24 hours, a non-refundable Deposit to Hold in the amount equal to one month’s rent will be required within 24 hours to hold the property until a mutually agreed upon move-in date.  The maximum amount of time a rental will be held is 14 days.  After all move-in requirements have been met and a lease for the property completed, the Deposit to Hold will transfer to the security deposit to be held throughout the tenant’s entire tenancy. If the Prospective Tenant fails to provide the Deposit to Hold within 24 hours of approval, the home will be offered to the next qualified applicant. Should the Applicant elect to pay the Deposit to Hold with their application (prior to processing), the Deposit to Hold will be refunded in full within 14 days if they fail to qualify.

Move-in Requirements

After approval and before occupancy will be granted, Prospective Tenant must supply all the required move-in funds, including the security deposit, first month’s rent, and any other additional deposits and fees, all tenant paid utilities must be transferred into Prospective Tenant’s name, and a lease must be executed and signed by all parties.

Rent Due Dates

Rents are due on the 1st of the month.  If a renter is moving in on a date other than 1st of the month, the first month prorated rent and the 2nd month full rent is due prior to move-in date. For example, if a renter is moving-in on 25th March, the rent from March 25th to March 31st and for the month of April is Due prior to March 24th.  The second rent payment will start on the 1st of May.

Qualification Standards

Applicants who do not meet minimum screening standards will not be approved.

Applicant must have current photo identification and a valid social security number.

Applicant’s monthly household NET INCOME (after taxes and deductions) must EXCEED THREE TIMES the rent. All income must be from a verifiable source.  Unverifiable income will not be considered.

Applicant(s) whose income is/are considered for qualification should be able to show at least 2 years of continuous (with no break) employment or Business Income.  

For W2 or 1099 we will require previous 2 years of W2 or 1099 forms.  

For Business income, we will require previous 2 years of IRS Tax Trasncripts.

Applicants must receive positive references from all previous landlords for the previous 5 years.

Applicant may not have any evictions or unpaid judgments from previous landlords.

Applicant must exhibit a responsible financial life.  Credit score must be a minimum of 600.

A background check will be conducted on all applicants over 18.  Applicant’s background must exhibit a pattern of responsibility. 

All Residents must be a non-smoker.

Occupancy is limited to 2 people per bedroom.

At landlord’s discretion, compensating factors such as an additional security deposit or co-signer (guarantor) may be required for qualification if Applicant fails to meet any one of the above requirements. In the event of multiple applicants, tenancy will be granted to the most qualified, based on the above criteria.  

Rental Application Fee

We handle all applications and background check/reports via RentRedi.com.  We do not charge any additional application fees.  Please note, RentRedi.com charges a fee to submit the application.

Rental Insurance Requirement

We require the rental to obtain and maintain a Renter’s insurance policy during the whole rental period and present the proof of insurance.  Also, the Renter’s insurance Policy should include Landlord as an interested party.

Rental Tour Standard

We normally have tours of our property as an Open House only as most of our 1 to 4 unit properties.  Since these properties tend to have only one available for rent at any time.  Our open houses are normally schedule for 2 hours on a Saturday or Sunday, so that  most of the qualified potential applicants can tour the property.  If anyone who cannot attend the open house, we may or may not accommodate a private tour base on our availability.

For our multi-unit apartments we schedule private tour only on Friday and Saturdays.

Lease Start Date and Move-in Time Standards 

Renters are expected to pickup the keys between 08:00am and 09:00am on the lease start date.  During this time we will do a walk through of the property and sign-off the move-in checklist.

Our normal lease start date is Wednesdays or Thursdays or Fridays.  

Pet Policy 

Normally, we do not allow any pets in our rentals.  However, for specific property we may allow pets and it will be specified in the Description for the specific listing.  If the property allows pets, following rules are applicable. 

  • Maximum of 2 pets in total allowed for units with 2 bedrooms or more.
  • For Studio and 1 bedroom rentals, we allow maximum of 1 pet only.
  • Only Dogs and Cats are allowed as pets. No other pets are allowed.
  • Dog(s) should be a maximum of 40 lb.
  • Pet Fee: $300 one time fee for 1 pet and $500 one time free for 2 pets.
  • Pet Rent: $20 monthly rent added to the rent for Log less than 25 lb or cat. For dogs between 25 lb and 50 lb a $25 per month rent added to the rent.
  • Dog Breed restrictions: We do not allow following breeds and any dog that is not trained.
    • German shepherds, Pit bull terriers, Cane corsos, Rottweilers, Staffordshire terriers, Akitas, Mastiffs, Great Danes, Doberman pinschers
